We are pleased to share an update on progress at The Sanctuary, Ausbuild’s new master-planned residential community in Warner.

Since our last update in February 2023, there has been significant progress, with more than 80 homes now well under construction in Stage 1 and 2, and civil construction progressing across Stages 3 and 4. Sales continue to increase as we get closer to completing construction of these initial stages.

It’s pleasing to see the first residents are starting to move into Stages 1 and 2. Permanent koala proofing has progressed with more than 1km of fencing installed along property frontages on the southern side of Warner Road, helping to direct wildlife to the designated crossing under the road. An additional 385 metres will be installed prior to the completion of the master-planned community. The childcare centre construction has also commenced.

Site preparation works for Warner South are expected to commence in October, pending a contractor tendering process, and as always, we will continue to keep you informed through these bulletins.

Warner Road Upgrade

The second stage of the road upgrade will be constructed along with the Stage 3 and 4 works and will tie back into the existing Warner Road adjacent to 108 Warner Road. Subject to weather, this section of the upgrade is scheduled for completion in the third quarter of 2023.

We appreciate that Warner Road continues to be a busy area that is experiencing a high volume of vehicle, machinery and pedestrian traffic. Your safety is our priority so please continue to observe all road signage and changes during this construction period and observe speed limits at the slow down areas for wildlife.

Civil Works – Stages 1 & 2

Civil works are now finalised, and homes are quickly completing dwellings across both stages. The first residents have moved into the new community with all internal roads now asphalted. Streetlights and street signs have also been installed.

Common areas, including the kick and chase zone, experience pathways and community park, are complete and fully accessible. Revegetation of the riparian reserve corridors is complete – an important component of the 12-ha rehabilitation program. To protect local wildlife near the riparian reserve, dogs are not permitted in the kick-and-chase zone.

Civil Works – Stages 3 & 4

Civil works remain on track for completion in October 2023, with settlements scheduled for November 2023. Civil works will continue to be undertaken between the approved hours of 6:30 a.m. to 6:30 pm, Monday to Saturday, and subject to weather conditions.

The installation of Trunk Water Mains alongside Warner Road is due to commence shortly for completion in mid-2023. Please observe the traffic direction by the contractor during this period.
