We are pleased to share an update on the progress at The Sanctuary, Ausbuild’s master-planned residential community in Warner.

Warner Road 

No doubt you have been experiencing delays at the traffic lights installed on Warner Rd as we continue to juggle the needs of the community and the required construction upgrades. Your safety is our priority so please continue to observe all road signage as construction continues. Please continue to observe speed limits at the slow down areas for wildlife and pedestrians. We urge you to please observe these controls for your safety, the wider community’s safety, and our wildlife. The overhead relocations (Energex, Telstra and NBN) in Warner Rd are largely completed between 67 Warner Rd and 95 Warner Rd but will continue into 2026 for the balance of the road upgrade work heading west toward 137 Warner Rd. 

Now that the TMR upgrade works along Eatons Crossing Road is completed, if you are concerned about the delays at the temporary traffic lights in Warner Rd perhaps you could seek an alternate route out through Paddy Road should you not want to wait for the temporary traffic light queues. The civil contractor is progressing road upgrade work as development moves west along Warner Rd. The reconstruction of Warner Rd will continue into 2026 with the balance of construction work for Stage 3. We then will move west with the Warner Rd upgrade work in front of 127 and 137 Warner Rd. 

The three raised traffic calming platforms are taking shape in Warner Rd with the final one under construction at present. These raised platforms are to mitigate to the greatest extent possible traffic speeds across the culverts with a view to protecting wildlife that should find its way onto Warner Rd in lieu of the fauna underpass that we constructed under Warner Rd. The two raised platforms west of Conflagration Creek will be marked with pedestrian crossing insignia to enable the community leaving/entering Sanctuary South to safely cross Warrner Rd and provide access for the community wishing to use the pathway in the council reserve beside Conflagration Creek and up to the pathway to Lamaur Street to the south. 

The existing slow down for wildlife signs in Coorparoo Street are being converted to operate on mains power as they were not reliable working on solar. It has taken quite a considerable time to resolve what to do with those signs, but they will be updated as soon as we can arrange this. Additionally, more wildlife warning signs will be erected at the western end of Warner Rd near 137 Warner Rd. These will be mains power operated.

The Sanctuary North Stages 1 to 4  

The display homes in Habitat Blvd are complete and open. Virtually all dwellings are completed across Stage 1 to 4. The revegetation in the riparian reserve corridors continues to grow and is looking quite established now. 

More and more wildlife has moved in, with birds and small creatures happily settling into their new home. Native fish stocks are increasing well, which is a good sign of a healthy environment.

To protect local wildlife in the riparian reserve, dogs are not permitted in the kick-and-chase zone.

The Sanctuary South Stage 1 to 5

Civil works have been completed in Stage 1 and 2. House construction in Stage 1 & 2 commenced just over a month ago and it is now an extremely busy area with trades and deliveries really ramping up. We do close the development each night to mitigate unwanted entry, damage and theft and request that you respect that during the after-work hours. Home construction works are also underway in the rural residential precinct (Stage 5) south of Conflagration Creek. Access from Mayflower and Terben Streets. 

Civil work continues in Stage 3 & 4 and will draw to a close weather permitting in February 2026 allowing more homes to commence. The local park in Sanctuary South and the rehabilitation of the riparian area along Conflagration Creek between stage 1 and 4 will also be completed before the end of the year and this will include a concrete pathway linking the new local park with Lamaur Street to the south. This opens up the park and various pathways throughout the Sanctuary to the greater community.

The Sanctuary South Stage 6

Construction for Stage 6 located on 137 Warner Rd has commenced and will continue through to August 2026 (weather permitting)
