How the Concessions Work

First Home Vacant Land Concession

If you're buying vacant land to build your first home, and you meet the eligibility criteria, you could pay $0 Stamp Duty on your land purchase.

Key eligibility:

  • Contract signed on or after 1st May 2025
  • Land must be completely vacant at contract signing
  • Over 18 years old
  • Build and live in the home within 2 years of settlement
  • Live in the home for at least 1 year
  • No prior property ownership in Australia or overseas
  • No value limit on your home and land package
  • No residency requirement — perfect for buyers under FIRB approval

After your first year living in the home, you’re free to rent it out without losing the concession benefits.

First Home (New Home) Concession

If you’re buying a completed, brand-new home that's never been lived in, you could also pay no stamp duty — keeping more money in your pocket.

Key eligibility:

  • Contract signed on or after 1st May 2025
  • Home must be brand-new (never occupied)
  • Over 18 years old
  • Move in within 1 year of settlement
  • Live in the home for at least 1 year
  • No prior property ownership in Australia or overseas
  • No value cap on the home
