Montrose Development Bulletin | March 2023

We are pleased to share an update on the development progress at Montrose, Ausbuild’s new master-planned residential community in Morayfield.

The community will be delivered in stages, with 130 residential lots across stages 1 and 2 now under construction on either side of Robbs Road near Lindsay Road. Delivery of these stages will also comprise the first local park, featuring exercise equipment, a BMX ‘pump track’ and extensive landscaping.

Site Works

With Stage 1 and 2 bulk earthworks nearing completion, civil construction remains on track to be completed by mid-2023. The construction of the local park is our priority, and we will soon announce the appointment of a landscape contractor to progress this important community infrastructure.

Best practice dust mitigation continues throughout the civil works including the deployment of water trucks. Civil works are undertaken between the approved hours of 6:30 am to 6:30 pm, Monday to Saturday, and are subject to weather conditions. Please observe all road signage and changes during this construction period.

Traffic and Accessibility

Traffic Management Plans continue to be in place to manage safe access for residents and emergency services to and from the Montrose site. All trucks entering and exiting the site are required to follow an approved transport route, and the community is asked to observe all road signage and changing conditions during construction.

Robb’s Road at the Lindsay Road end remains closed for an upgrade, which is on track for completion by mid-2023. The two properties located at 6-8 Robbs Road and 10-14 Robbs Road are still accessible from the Lindsay Road end.

Please note The Montrose sales office also continues to be accessible via Robbs Road at the Lindsay Road end. We welcome visitors seven days a week between the hours of 10:00 am and 5:00 pm (with the exception of Monday when the office opens at midday).

Environment

Rehabilitation works will be undertaken at the cleared area north of Robbs during the construction phase, which is scheduled to commenced during Autumn. Planting and revegetation with native species will be in line with Ausbuild’s approved landscaping plan.
