Montrose Development Bulletin | December 2022

We are pleased to share an update on development progress at Montrose, Ausbuild’s new master planned residential community in Morayfield.

About Montrose

Montrose is located at Robbs and Blewers Roads in Morayfield. On completion, Montrose will provide the Moreton Bay region with around 600 new homes, four local parks, a childcare centre and more than 12 hectares of parkland and conservation areas.

Staged Delivery

Ausbuild is delivering both homes and land at Montrose. The community will be built in stages, with 130 residential lots in Stages 1 and 2 now under construction on either side of Robbs Road near Lindsay Road. Construction of these initial stages also includes delivery of the first local park with exercise equipment and extensive landscaping.

Approvals

Land development approvals have been granted for Stages 1 to 10, and approvals for subsequent stages will be lodged as the project progresses.

Site Works

Stages 1 and 2 civil works are under way and on track for completion by mid-2023, ready for housing construction. Ausbuild’s contractor, BMD Group, continues to lead the delivery of bulk earthworks and civil works, which will be followed by landscaping and rehabilitation activities. Best practice dust mitigation continues throughout the civil works including the deployment of water trucks. Civil works are undertaken between the approved hours of 6:30 am to 6:30 pm, Monday to Saturday, and subject to weather conditions. Please observe all road signage and changes during this construction period.

Traffic and Accessibility

Environment

Temporary fencing was installed around the site for general safety and to protect local wildlife. Weed varieties such as Camphor Laurel were removed during early stages and fauna spotters have continued to oversee vegetation clearing to support wildlife protection efforts. All open space areas will be planted and revegetated with native species, in line with approved landscaping plans developed by Ausbuild’s environmental consultants.
