PROMOTIONAL OFFER SPECIFICATIONS

Extraordinary Flooring Package

Includes the supply and installation of floor coverings to all internal dry areas as identified in Ausbuild’s standard house plans.

This offer does not include:

wet areas flooring, which is provided as part of the Ausbuild standard inclusions; and

outdoor areas.

Carpet is:

supplied to the following internal dry areas identified in Ausbuild’s standard house plans:

bedrooms, media room, private retreats, stairs and the like; and

to be selected from the Ausbuild Standard Builder’s Range including 10mm underlay (any selections outside this range may incur

additional cost).

Timber-look laminate or tiles is:

supplied to the following internal dry areas identified in Ausbuild’s standard house plans:

living room, hall, kitchen, dining, meals and the like; and

to be selected from the Ausbuild Standard Builder’s Range (any selections outside this range may incur additional cost).

If the floor areas of the house are increased by the purchaser to be greater than those of the Ausbuild standard house plans, the

increased area of floor coverings must be identified, and additional costs may be incurred by the purchaser.

Selection or availability of these products is subject to house design, suitability, and product availability.

From 19th January 2026 Single Storey $3,990 Double Storey $5,990.

Extraordinary Air Conditioning Package

Includes the supply and installation of a fully ducted Daikin reverse cycle air conditioning system with zone control for up to 4 zones,

chosen by Ausbuild at its complete discretion from the following list based on total home area (in m2):

10kW ‐ FDYAN100AV1/RZA100CV1;

12.5kW ‐ FDYAN125AV1/RZA125CV1;

14kW ‐ FDYAN140AV1/RZA140CV1;

15.5kW ‐ FDYAN160AV1/RZA160CV1;

Includes the one Nav Ease controller and one Zone controller for the ground floor and one Zone controller for the first floor (if

applicable), separate circuit, roof truss strengthening, void ducts, concrete slab and waste. While non internal living areas, including

the garage and alfresco area are included in the total house area in Ausbuild’s standard house plans, they do not form part of the air

conditioned area.

If internal living areas are increased above those of the Ausbuild standard house plans, the sizing of the air conditioning unit must be

revised, and additional costs could be incurred by the purchaser.

The sizing of the air conditioning unit is based on a typical system which will air condition approximately three quarters of the liveable

areas of the house at any one time. Three of four zones to be used for maximum efficiency and cooling at any one time only.

The applicable air conditioning systems are Energex ‘PeakSmart’ compatible. All associated rebates have been claimed and offset

against the Price. (Refer to ‘energex.com.au’ for further details).

This offer does not include an internal sub‐board upgrade (if required).

Extraordinary Moving-In Package

Includes the supply and installation of the following:

A Polytek letterbox, to be chosen from the Key Largo, Bermuda RH, Bahama RH or Barbados designs, in lightweight painted pre-coated

rendered look finish with keyed lock rear opening, cast aluminium mail insert and black vinyl street numbers;

a fold down clothesline to suit the house design that:

is either:

the default option of a Sunbreeze ‘Single’ (2400mm x 1200mm) folding clothesline with 10 lines and 23m of line space; or

if the default option cannot fit due to space limitations, an Austral Slenderline 16’ (2400mm x 610mm) folding clothesline with 6

lines and 14.2m of line space;

is wall or fence mounted; and

excludes a concrete slab beneath the clothesline and any footpath from the laundry to the clothesline;

a driveway:

that:

comprises up to 60m2 of builder’s choice exposed aggregate driveway, including crossover, tapered driveway to the corner of

the garage and porch pier (design specific), a path to the front door (for houses that have a side entry) and front entry porch (any

additional area of concrete will be at the purchaser’s cost);

includes 32mpa concrete acid wash and sealing;

90mm PVC pipe laid under the driveway for future services;

conforms to local government requirements and the developer’s land contract;

includes driveway crossover application to local government;

excludes kerb and footpath cut out and disposal.

the exact area of which is to be confirmed upon receipt of the site specific survey and “as constructed” plans for the house;

an alfresco area:

as identified in Ausbuild’s standard house plans that comprises up to 10m2 of plain concrete slab with tiles to be selected from

the Ausbuild Standard Builder’s Range (any additional area of concrete and tiles will be at the purchaser’s cost);

the concrete slab for which is to be poured with the main house slab (integral); and

that includes tiles laid to the vertical slab edge with an aluminium trim.

Price (Inc GST) to purchaser for all houses prior to 19th January 2026, $6,990 and from 19th January 2026, $8,990.
