We would like to take this opportunity to notify you of some early works that will be commencing on site at Botanica, Ormiston in the coming weeks.

About Botanica

Botanica is a boutique residential development located on Frances Street, Ormiston on the site of the former nursery. It is being delivered by leading community developer, Ausbuild. As a local, family-owned company headquartered in Redlands for more than 30 years, Ausbuild has strong ties with this area, and it is of utmost importance to us that we engage openly and regularly with our community.

Upon completion, Botanica will deliver 44 new homes, new pedestrian/cyclist access from Frances Street to Ormiston College, and a fully rehabilitated, 9,000sqm nature reserve – a treasured space to be gifted to Redland City Council, for the protection of wildlife and the enjoyment of the community.


Development & Operational Works Approvals

The first stage of Botanica comprises 28 homes and a 9,000sqm nature reserve, to be rehabilitated and gifted to Redlands City Council, and was approved on 22 March 2022.

Demolition of the former nursery and associated structures will commence this month, with civil works expected to commence in July. Based on our current construction program, the first stage of homes is scheduled for commencement prior to the end of the year. The second and final stage of Botanica comprises 16 homes and will be delivered in 2023.

What will be involved?

BMD has been appointed to deliver the civil works phase, which is expected to take up to 16 weeks.

The site team will operate between the approved hours of 6:30am to 6:30pm Monday to Saturday.

Traffic Management Plans will be in place to manage access and egress from the site via Dundas Street. We are mindful that Dundas Street is a primary thoroughfare for Ormiston College, and we will ensure that heavy vehicles are not deployed during peak school periods. Managing this aspect of the development, as a key safety consideration, is of utmost importance. No construction vehicles will access the site via Francis Street.

Environmental Safeguards

All existing trees on Dundas Street will remain and there will be no impact to the streetscape.

Special fencing will be established on the western boundary of the site to keep wildlife within the established habitat area and away from the construction site during the civil and construction phases. Best practice dust and sediment controls will also be in place for the protection of our neighbours, and local creeks and wildlife.
